some games arnt working cfw 4.40

i am on rogero 4.40
multiman 4.30

i copied a few games from disks

assassins creed 3, devil may cry hd arnt working from multiman. when i try to boot from multiman i just get a blank screen and have to reset the console. if i turn off boot from multiman it brings me to the xmb and i am able to launch the games and see it starting but then it says about a update so i cancel.

just to add when i try to update game in multiman it says cannot find game update
